Kitchen had a leak behind the fridge. It traveled between the backer board, and the OSB for about 10 feet, then got into the carpet and pad a tiny bit.
You notice the stain on the OSB then see where the moisture stopped.
I'd bet removing and replacing a short section of seam tape would eliminate any "BLACK MOLD" 😁 issues
The owner want me to write something in the bit saying the carpet needs to be replaced.
....she wants to install Coretec everywhere instead of replacing the kitchen tile and carpet.
I'm not writing anything in the bid that says this is a health risk. That's not my department.

I worked for a fella many years ago that had a huge modular home. They spend a lot of money and put white carpet throughout the entire house. A year or two later the water heater which was in the master bedroom closet sprung a leak and soaked the large walk-in closet, part of the master bedroom and I believe it may have gone a little bit into the hallway but I'm not sure.
He told the insurance company that they picked out this white carpet for a reason and one of the same color throughout the entire house so replacing just the bedroom which would of course never match, was not going to be an option to him. He wanted everything replaced. He put up a fight and told them how many years he's been paying insurance through them with never a claim, and somehow talked them into doing it. I don't recall now but it was probably 120 foot roll of carpet..... Nice stuff, not mid grade.

Has something similar happen. Carpet was only a few months old but discontinued. Only one room was damaged but insurance replaced it all to match. Agent gave me all the "old" carpet. I installed it in an apt we were renting in lieu of rent.
 
Had a guy I coached baseball with who was an insurance adjuster. His income depended on beating down frivolous claims like that. He was a real creep too.

Insurance companies generally pay for exactly what is damaged—-the phrase is “ making you whole”——- decorating ain’t got shit to do with it
 
The lady has an infant... still in diapers. Her concerns about the baby crawling on the floor might have some pull with the adjuster.
I'll update if I hear anything.
