Steam Cleaning Grout vs. Staining It?

Hello, I have a question about what is better for an investment property: The home we're about ready to rent out is in good shape, except for the dirty grout in the tile floors in the kitchen & hallways.

What is our best option? To hire someone to steam clean the grout (for $350) or to stain it? (It's a beige grout that's super soiled--so we were thinking to stain it a dark brown).

Is it insane to attempt to stain it as a DIY project?

It needs to be cleaned either way. The stain/paint won't adhere to dirty grout.

Its basically acrylic alkolid enamel paint. Had people have me install plain old grey and paint it.
