This is a 1994 manufactured home with a fairly heavy duty subfloor, a thick "fiberboard." Years ago the toilet leaked and although this subfloor is dry now and solid to walk on, once we lifted the vinyl floor covering we could tell it obviously stinks in the area of the toilet.
We're thinking about sealing it with shellac, alcohol based. There's the Zinsser Bulls Eye Shellac Traditional Finish & Sealer, although the ingredients list some water (along with ethanol and isopropanol.) The can doesn't give the percentage of water, and obviously we would like to avoid water, although is a small amount of water in this type of product ok on these fiberboard subfloors?
The other product we have is Zinsser B-I-N Shellac Base Primer Ultimate Stain Blocker, and although I know it's alcohol-based I cannot find a list of ingredients to see if it also contains water.
