I have a rental property that I want to install laminate in. Inevitably there are always expenses with the tenants messing up the carpet and I'm tired of replacing it. However, replacing carpet is much easier cheaper than replacing laminate. So, in order to be worth it, I need something that is incredibly durable.

Consumer reports gives Project Source really high ratings for durability. But, I've also found some commercial rated laments that I can't find any ratings on, like TOKLO. Does anyone have any more comprehensive durability ratings or recommendations?
 
If the 2 choices are carpet and laminate, I would go with a cheap carpet. I have been tearing laminate out of rentals and replacing it with carpet. My customers say the carpet lasts longer.
